Alaqua Lakes real estate sales in January took a heft downturn for the month of January 2012, where the MLS registered no recorded sales. Compared to December, where 6 homes sold and closed and last year January 2011 closed 2 sales, January 2012 was a disappointing sales months.
There is a significant amount of unsold inventory of 26 homes for sale in Alaqua Lakes and only 6 homes are pending for sale and 50% of the homes are in short sales, which is 50% of the total housing inventory. This is very high ratios of distressed homes, however this is only the tip of the iceberg, and indicates a further decline in property values. The following

3 bedroom homes, 1 home, $598,000 or $212.43 per sq. ft.
4 bedroom homes, 14 homes, average price $851,865 or $203.89 per sq. ft.
5 Bedroom homes, 5 homes, average price is $1,095,000 or $189.49 per sq. ft.
6 bedroom homes, 2 homes, average price is $1,974,500 or $245.88 per sq. ft.
7 bedroom homes, 1 home, average price is 2,259,000 or $245.14 per sq. ft.
Home values in Alaqua Lakes will experience a further decline in 2012 and more foreclosures can be expected.
